BELLEVUE MONTGOMERY | MEMPHIS, TN

Bellevue Montgomery is a multifamily project planned for an infill site at 272 N Bellevue in Midtown Memphis, Tennessee, adjacent to the Memphis Medical District. But, even at the convergence of Downtown, Crosstown, and Midtown, the area does not have sufficient housing to fill the need. KPS intends to address this gap in the Medical District with much-needed "Missing Middle" housing. A mix of 23 for-rent cottages, duplexes, and fourplexes is planned for this first phase, with 11 more planned in Phase 2 and another 33 units in Phase 3.  Rents are planned at or below 80% Area Median Income (AMI) rates for the area.

Bellevue Montgomery will be, we believe, the first multifamily project in Memphis seeking to raise capital through a crowdfunding platform.  KPS has recently launched a “Testing the Waters” listing page with Small Change to gauge investor interest before registering and launching the investment offering.  Once registered and launched, anyone 18 or older from the Memphis community will be able to invest in Bellevue Montgomery.  Click this link to learn more.

good shepherd rehabilitation network

KPS has been working with Good Shepherd Rehabilitation Network on the master development of their 45-acre site in Center Valley, PA which they acquired in 2016. In 2020, Good Shepherd announced that they would be building a new 76-bed, 123,000 SF state-of-the-art rehabilitation hospital as the first phase of this master-developed site. KPS managed the hospital project through the entitlement, design, and construction phases, and the new hospital opened on July 31, 2023.

Developed in 2006 by Poag & McEwen Lifestyle Centers, The Promenade Shops at Saucon Valley is a 450,000 SF outdoor lifestyle center located in Center Valley, PA just south of the Allentown/Bethlehem area. The Promenade Shops are anchored by an AMC Theater, LL Bean, Fresh Market, and Barnes & Noble as well as some of the Lehigh Valley’s best restaurants and retail.

highland row | Memphis, TN

A joint venture between Poag Shopping Centers, LLC and Milhaus, Highland Row is a mixed-use development located within walking distance of the University of Memphis. Completed in 2016, the project consists of 354 apartment units and approximately 30,000 SF of ground floor retail and restaurant space.

Oliver McMillan (now Brookfield Properties), acting as the Development Manager on behalf of the City of Coralville, Iowa helped the City realize the mixed-use potential of this former brownfield site. Iowa River Landing is anchored by the 286-room Marriott Hotel and Conference Center and includes more than 330,000 square feet of retail, office, residential and entertainment space. It is also the home of The University of Iowa Health Care’s medical clinic, Homewood Suites, Von Maur, and many other retail, dining, and entertainment offerings.
